Marina Gardens Crescent

It is a Reserve List White site development along Marina Gardens Crescent in the Marina South precinct of District 01, Singapore. URA records a possible residential-and-commercial component on Plot 2, near Marina South MRT and Gardens by the Bay, but no appointed developer or final residential scheme exists yet.

Not yet as a confirmed project. Marina Gardens Crescent (also searched as Marina Gardens Crescent Condo) is currently a 99-year Reserve List White site. URA allows a possible residential-and-commercial component, but the developer, final use mix, residential yield, project identity and pricing remain TBA after the sole 2024 tender bid was not awarded.

Marina Gardens Crescent Residences is on the Marina Gardens Crescent land parcel, a separate and distinct Government Land Sales site. One Marina Gardens is a different, already-launched project located on Marina Gardens Lane. While both are within the broader Marina South precinct, this is its own upcoming development on a different plot.

This is currently a Reserve List White site. The sole 2024 tender bid was assessed as too low and the parcel was not awarded; URA now makes it available for application, and a future tender will occur only if an application reaches a minimum price acceptable to the Government. The developer, final use mix, project name, pricing and launch date remain TBA.

Pricing is currently TBA because the Reserve List White site has no appointed developer or launched residential scheme. We do not publish unconfirmed figures or borrow prices from another Marina South project; any future unit mix and price list must be issued for this parcel.

The site sits right beside Marina South MRT on the Thomson-East Coast Line (TEL). From there the TEL connects to Gardens by the Bay, Marina Bay, Orchard and the wider rail network, putting much of central Singapore within easy reach. Exact walking times will be confirmed once the development layout is released.

Gardens by the Bay is essentially at the doorstep of the Marina South precinct, with Marina Barrage and the waterfront promenade close by. Marina Bay Sands, the Marina Bay Financial Centre and the Shenton Way CBD core are all only a short drive or a few TEL stops away. Precise distances will be confirmed nearer launch.

Marina South is Singapore’s newest waterfront neighbourhood, master-planned by the URA on reclaimed land between Gardens by the Bay and the Marina Bay financial district. It is being built as a car-lite, pedestrian-first district with sheltered walkways, generous green public realm and the upcoming Marina South Coastal Park — a brand-new way to live at the edge of the city centre.

No unit mix or residential yield is published for the current White site record. A future application and tender could define a residential component, but bedrooms, sizes, counts and configurations remain entirely TBA until an appointed developer issues an official scheme.

The URA land record carries a 99-year lease. It also states a 72-month project completion period measured from tender acceptance to the issue of TOP for the whole proposed development, but no tender has been accepted for a current scheme, so the project TOP remains TBA.

The developer is to be confirmed. URA lists Marina Gardens Crescent as a Reserve List White site available for application; the sole 2024 bid was assessed as too low and no developer was appointed. We will publish the official developer and its track record only after a future tender award.
